| The Vancouver Island Real Estate Board (VIREB) recent media release notes 7,620 sales (for all property types) recorded in 2025 over 7,473 reported in 2024 in their Board area. December of this year saw Single family home sales down 4%, Condo sales down 16%, & Townhome sales down 18% from one year ago while at the same time Active listings were up 7% in the same period. According to VIREB CEO Jason Yochim, "If there's one word that defines our 2025 housing market, it's resilience" particularly when compared to conditions in Vancouver and the Lower Mainland, noting the impact of a volatile 2025 was "far less dramatic than may feared". As always, Vancouver Island (and the Cowichan Valley) continue to offer appeal. Yochim adds "we're feeling optimistic about the stability of our local market" in spite of unpredictable US politics.
Vancouver Island Real Estate Board's board-wide benchmark price was $773,000 thru December 2025, up 1% from a year ago. Our Cowichan Valley benchmark was also up 1% to $752,700. For a closer look at our stats for all types of real estate here in the Cowichan Valley, over the last 12 months to date:
