REAL ESTATE MARKET SNAPSHOT

BCREA’s Housing Market Update for April 2025 reports a decline in home sales across British Columbia, down 9.6% thru March.  At the same time, the inventory of available homes reached its highest level since 2015 (seasonally adjusted).  While the market remains mostly balanced across BC there is significant variation, and our Island market continues to perform well. 

In contrast, lower mainland markets experienced a more challenging 1st quarter.  Average sale price through March was down around 5% across BC but again, our market here on the Island (along with Northern BC and the Kootenay area) was up. 


Taking a closer look at our local Cowichan Valley market conditions for April 2025 over April 2024, the Vancouver Island Real Estate Board (VIREB) reported both the Average Sale Price and Number of Sales for Single Family Homes were up while new listings were down.  Numbers varied across other types of Real Estate.


SINGLE FAMILY

Sales +3.28%, Average Sale Price +1.61% & New Listings -16.88%


CONDOS

Sales -54.55%, Average Sale Price +0.67% & New Listings -31.82%


TOWNHOMES

Sales -10.00%, Average Sale Price -0.80% & New Listings -25.81%


LAND

Sales -28.57%, Average Sale Price –22.66% & New Listings +36.84%
