The Average Sale Price for a single family home rose 0.90% over the last 12 months while the Number of Sales rose 21.28% & New listings dropped 3.27% in the same period. Listing inventory for Town Homes and Bare Land also dropped 5.10% and 12.73% respectively while condo listings rose by 7.95%. |

| The effects of tariff threats are appearing to have more of a psychological rather than economic effect on Real Estate markets on Vancouver Island according to Oliver Naud, Chair of the Vancouver Island Real Estate Board. "So, despite our initial fears, there has actually been minimal impact on growth or inflation.” he remarked in VIREB's latest media release. Also noting "there is pent-up demand but still some hesitancy that we attribute to ongoing tariff concerns.”.
The Cowichan Valley benchmark price for a Single Family Home thru August 2025 was up two per cent over August 2024 at $769,900, matching the Vancouver Island Real Estate Board's board-wide benchmark .
